Plan for Massive Tysons West Development Approved

Tysons West, a mixed-use development to include 1.7 million-square-feet of housing, office, and retail space has been officially approved by Fairfax officials. 

The Fairfax County Board of Supervisors approved plans for the development earlier this week. The project by Maryland-based developer JBG will add on to the newly opened 24-Hour Fitness and urban-style Walmart.

The development will be walking distance to the Tysons Spring Hill Metro Station. 

“This redevelopment project not only adds a great deal of new housing units to the area, but also provides for much needed transportation improvements and a variety of community amenities.” Fairfax County Board of Supervisors Chairman Sharon Bulova stated in a press release.

Tysons West will be constructed in phases, with a 6-story, 400-unit apartment complex built first. Two 20-story residential and office buildings at Leesburg Pike and Westwood Center drive will come next, according to Fairfax County.

JGB has offered some proffers to Fairfax County as well. Twenty percent of the units will be classified as affordable housing, and the development will include 1.6 acres of park space including an off-leash dog park, according to a press release from the county. 

JBP is also giving the county $50,000 for trails or other for trails or other improvements at Old Courthouse Spring Branch Stream Valley Park.

The developer is also providing 3,500 square feet in one of its high-rise buildings for a public arts agency for up to 30 years, and it will pay $350,000 to help create a county Master Plan for the Arts. 

It’s all part of a master plan to transform Tyson’s Corner into Fairfax County’s walkable downtown by 2050.
