Fairfax Board Approves New 17-Building Development

Scotts Run South will bring 6.6 million square feet of mixed-use development to area near McLean Metro Station.

Another massive development in Tysons Corner was given a go-ahead this week.

During its regular meeting Tuesday, the Fairfax County Board of Supervisors approved CityLine Partners’ new Scotts Run South development project, which will bring 6.6 million square feet of mixed-use space across 17 buildings near the future McLean Metro Station.

Scotts Run South is almost twice the size of Arbor Row, CityLine Partners’ other major Tysons development approved by the Board in November 2012.

Scotts Run South will be more than 30 acres and include office, residential, retail and hotel space, replacing the majority of the existing West*Gate Office Park.

The project will be divided by Scotts Run Community Park, with a majority of the development on the east of the stream park and the remaining space on the west side.

Nine office buildings, seven residential buildings and a hotel are included in the plan. Of the residential space, 20 percent will be affordable workforce housing.

The development will feature green buildings with one electric car charging station per parking garage, five new urban parks and turf athletic field. CityLine will also restore the stream in Scotts Run Park, including an installation of paths, a bridge, and public art to entice park-goers.

Board Chairman Sharon Bulova said the plan more than fit the parameters of the county’s ongoing plan to turn Tysons Corner into the county’s new walkable urban downtown area.

A new fire state is also slated for construction on Old Meadow Lane. The 15,000-square-foot station must be constructed no later than December 31, 2020, according to the developers’ agreement with the county.

“Realizing the vision of Tysons requires collaboration, requires working together,” Bulova said. “This is a beautiful, beautiful application and something that we welcome to Tysons Corner and to Fairfax County.”

According to officials, the development will be constructed over time as the market allows.
