Tysons Corner’s new Wal-Mart could be open by August or September of this year.
Construction on the 79,000-square-foot store has been going smoothly, said Jay Klug, principal at developer JBG Rosenfeld Retail.
Both Wal-Mart and 24 Hour Fitness, two of the main tenants in the JBG’s new mixed-use development at Route 7 and Westwood Center Drive, are currently building out the interiors of their spaces.
Klug said that neither tenant has an official opening date, but he thought they would be open by August or September.
Work began on the new building in September 2011, on the former site of Moore Cadillac and Hummer. In addition to the Wal-Mart and the gym, the development will house another 8,000 square feet of small-store retail and approximately 25,000 square feet of medical office space, Klug told Patch.
Residents can expect eateries to move into the additional retail space, Klug said.
“We should be announcing tenants shortly, probably over the next few weeks,” Klug said.
Five floors of space will be devoted to dentists, doctors and other medical practitioners. Klug said the feedback from that market so far has been very positive.
“A lot of the buildings that they’ve been operating in … are sort of ‘60s and ‘70s vintage,” he said.
Approximately half of the Wal-Mart’s space will be devoted to groceries and a pharmacy. Unlike the massive superstores found in some areas, the Tysons location has been branded as an "urban store" better suited to serve the immediate community.
It will also be within walking distance from the Silver Line’s Tysons-Spring Hill Metro station, slated to open at the end of 2013.
Klug said this is the first phase of what JBG hopes to turn into another large-scale Tysons development. Rezoning applications are pending for an office building and a high-rise residential building with additional retail space.
The finished development will comprise 1.6 million square feet over 16 acres.
Other major development projects have been approved in the last few months, including the Georgelas Group’s 3.8-million-square-foot Spring Hill project, CityLine Partners’ 20-Acre Arbor Row complex and the major overhaul of Capital One’s headquarters.
